Balsam House in for Planning

We are pleased to announce the submission of a planning application for Balsam House on East India Dock Road.

The proposed design responds to the area’s varied architectural character, drawing on the vertical rhythms of its historic civic buildings and the horizontal articulation of the surrounding post-war architecture. A carefully composed façade, robust masonry materials and considered detailing will create depth, texture and a contemporary architectural identity that sits comfortably within its context. The proposals will improve local permeability with a publicly accessible, pedestrian-friendly route through the site, providing a safer, more welcoming connection for the local community.

Replacing 26 substandard flats, the scheme will deliver 27 new homes alongside 102 purpose-built student accommodation (PBSA) beds. Through a considered architectural approach, durable materials and an emphasis on high-quality living environments, the proposals aim to improve the quality of residential accommodation and make a positive contribution to the evolving character of East India Dock Road.
