Planning Granted for Leegate Centre

CZWG are delighted to have assisted London Square in achieving a Section 73 planning permission for the Leegate Centre site in Lewisham, following a planning application at the end of June 2025. London square purchased the site and an existing permission from Galliard Homes at the beginning of the year, with initial feasibility work by CZWG exploring ways to help make the site viable.

After an intensive process of rationalisation and replanning to achieve tight programme deadlines, the work incorporated the latest fire safety standards, along with an additional 59 homes (from 561 to 620), a re-organised ground floor, basement omission and a 50% increase in affordable homes. 46% of homes within the approved scheme are now affordable, designed to meet a revised brief for Clarion Housing Group.

To ensure the delivery process was not held up, the original planning approval by Rolfe Judd Architects remains largely unaltered. It Consists of 11 buildings over 3 blocks, with a public realm incorporating a generous public square and pedestrianised streets.

Through extensive consultation with LB Lewisham, the disposition of additional homes has been carefully considered and located to minimise impacts on daylight and sunlight, both internally and for neighbours. The proportion of dual aspect homes has increased slightly. Two buildings have increased in height by a single floor and two floors have been added to two further buildings, including the tallest corner ‘marker’ which controversially increases from 15 to 17 floors. This building has received the most significant make-over, with a rationalised structural solution and a balcony/façade treatment facing Blackheath to the north which improves privacy and has greater urban presence. Non-residential accommodation has been re-arranged in response to a changing commercial outlook, increasing efficiencies and also active frontage.
