A key feature of the site is Deptford Creek. It meanders its way through the north of Deptford, arriving at the site where it connects with the river Ravensbourne. The site sits at the confluence of Deptford & Greenwich High Road, Deptford DLR and the Creek itself - creating a unique conjunction of road, rail and river; providing an opportunity to mark this area by brining the Creek to the public.

Deptford Reach is a major residential-led development spanning both the London Borough of Lewisham and the Royal Borough of Greenwich, located within the Deptford Creek and Greenwich Riverside Opportunity Area. Set directly beside Deptford DLR station, the site benefits from excellent public transport connectivity and a distinctive creekside setting.

The project re-purposes this important windfall location as a vibrant and characterful new neighbourhood, making full use of its waterside context. Public access and the creation of a generous riverside route were central to the design approach, opening up Deptford Creek and establishing a welcoming destination for local communities and visitors.

The ‘islands on islands’ concept introduces a series of new buildings arranged across three distinct ‘islands’, stepping in height from low-rise elements to taller buildings of up to 30 storeys, linked by carefully considered podiums. This varied massing strategy creates a dynamic townscape proposal while responding sensitively to the scale and character of the wider urban context.

In total, the development delivers over 800 new homes across the two boroughs, alongside around 8,550 square metres of non-residential space. This includes education, retail and F&B, as well as creative and affordable workspace, supporting a diverse and active mixed-use environment.

The striking architecture responds to the DLR datum line to establish a strong, legible and accessible public ground floor,
clearly separating public uses at lower levels from the residential accommodation above. The scheme fully optimises the potential of the site, delivering much-needed housing including affordable homes, enhance sustainability credentials, and a high-quality public realm that provides lasting social, economic and environmental value for the wider community.
