The development is a mixture of market and affordable housing above street level commercial space on a site between the low terraces of housing south of Eden Grove and the expanse of the East Coast main line railway. The plan envisaged a fragmented wall of high buildings to the railway with grand crescent-shaped buildings on the site to the south. The outward curves of these buildings form a non-traditional but grand public space between them based on pedestrian desire lines across the site, providing a good café meeting place for residents and the neighbouring university staff and students.
